2 more SOLD properties this week - 2436 Forde Station Road and 765 Nicholson Road.

Showings this week were Single Family homes and Lots at Kicking Horse Mountain Resort, my clients seemed to favour a Lot to build to their own specifications.

2 new listings this week:

1592 Golden Avenue, KHMR listed at $1,199,900 + GST a True Timber Frame Mountain Home.

Back on the Market is Lot #6 Dogtooth, KHMR listed at $199,900 one of the few remaining Lots left to make your own.

3 Properties are now signed off and SOLD! these are #25 Aspens, #12 Selkirk Townhome up at Kicking Horse Resort and 807 10th Street (Lot). Showings this week are 612 8th Street and 503b 10th Street and we have 1 new listing:

738 Almberg Road listed at $449,900, a privately postioned property overlooking the river and wetlands. Huge shop, double garage, storage shed and log store. Nicely finished with basement to make your own.


The bike trails are open here in Golden and we ventured up to the Cedar Lake area and the Moonraker trails this weekend to check them out, the Lake area has been tidied up lots and there is more space for campers. There has been a new sign put in place with a detailed map (click on link) of the Bike trails and a cool new sign.

Also on returning from up at Kicking Horse resort after checking on our signs and putting up the SOLDS we came across 2 sub adult (around 2 and half year old) grizzlies foraging around by the side of the road, luckily they are shy of humans and ran across the road and up the bank into the wooded area but not before Wendy got a couple of shots of them, check these out !

The bear necessities...... whilst on our way up to the ski hill today to take summer shots of some of our listings, we happened upon a big black bear, who seemed very hot in his thick shiny coat, he ambled away and then proceeded to sit on a log and watch as we took pictures!!

So the bears are definitely up and at it and the warmer weather seems to have brought lots of people out and about too. Showings this week include 1525 Fir Crescent, 811 Barber Road and 507 6th Street was shown twice. We have an accepted offer on the Lot on 807 10th Street and our property 714 9th Street went unconditional within 15 days of listing and is now SOLD getting our clients 97% of the asking price, this is a prime example of pricing a property right for todays market. It is nice to see the market moving again.
