Merry Christmas everyone hope you all enjoyed the Holiday and spent time with your family like I did. Our family live in 3 different locations so thanks to technology and via the Internet we virtually got together making it a little more special. We did get one day of skiing in together at the mountain and here is a picture of my 3 year old learning to ski.

1525 Fir Crest. and 595 Habart were shown with the Habart Property being the favourite for them, they then put in an offer and it is now accepted.

At the Hill

On Christmas Eve I showed 1592 Golden Ave twice and on Boxing day I showed 1669 Dogtooth this property being the preferred home of the one couple and they are wanting to go back for a second look on Thursday. There have been a couple enquiries but no other showings.

Real Estate wise things are quiet here in Golden - the ski hill opened last weekend for just 3 days and by all accounts it was quite busy, more snow is forecast this week just in time for the Full Time opening on Friday 10th December http://www.kickinghorseresort.com/ - check out the website for more information.

Some 1 and 2 bedroom units were also shown at the mountain over the weekend including 310 MT and #56 Aspens the feed back I got was that they have still not decided what to purchase, but really liked the views from the top floor Aspens.

Kicking Horse has announced Early opening because of all the recent snow. They will open on December 3-5 then fully operational on the December 10th.

New listing this week is - 309 Palliser Lodge $219,900 +hst, this is the biggest and best priced 1 Bedroom Condo at the ski hill





Ethan, our son, was part of the Remembrance Day Parade yesterday he is a corporal in the Lord Strathconas Horse (Golden 3066) Royal Canadian Army Cadet Corps. We were very proud of him and here are a few pictures of the ceremony yesterday.

Showings this week include:
4483 Graham Road, 849 Crandall Road and this was highest on their list but no offer. 2267 Neville Road, 1129 Golden Donald Upper, 738 Almberg Road they ended up doing an offer on 1129 Golden Donald Upper but could not get together. Thomas Road was also shown and an offer came in but has not been accepted.

This weekend proved to be Very BUSY!! I spent 4 hours Saturday showing at the ski hill, 1 & 2 bedroom Apsens and 1 & 2 bedroom condo's the 1 Bedroom Aspens being the favourite as the price is hard to beat for what you get. I also showed the Chancellor Peak Cabins they really liked the unit but once again the Aspens still worked best for them.
Sunday started at 10:30 in the Blaeberry at 2267 Neville Road another 7 homes and 7 lots including Lot 1 Holmes Deakin, 1129 Golden Donald upper, Lot #2 Barber Road, 595 Habart & finishing up at 4:30 at 849 Crandall Road. Although some very nice homes the lot/home combination did not work for my clients. With another 10:30 start I showed the same clients on Monday South of Golden showing 6 homes including 1750 Campbell & 4487 Graham Road again some really nice homes but the home/lot combo did not work for them. It looks like they will be wanting a lot and maybe build a home.

We are seeing the Buyers coming to the table and it is a Buyers market but most Sellers are not willing to sell 20% - 30% less then asking.

First snow in Golden this weekend and we were busy showing properties, these included 595 Habart Road, 1116 8th Street, #7 Whispering Pines, 2 bedroom Aspens. My clients are deciding whether they want to be at the ski hill or in town.

Frosty mornings here in Golden this week, winter is knocking on the door !

There are a lot more enquiries coming through on email ranging from $1.3 million ski hill single family homes to $100k rural lots. A very busy 2 weeks for Team Chambers in a time that is usually slower, the beginning of September is normally focussed on kids going back to school and we are normally quiet..... lets hope this carries on into the fall and winter seasons.

Fall is on its way, the early morning air is crisp, there is a dusting of fresh snow on the mountains and our furry seasonal visitor, the black bear has returned making his usual trail through our yard stopping to eat apples and even taking a bite out of our organic cabbages in our garden !


Things are busy for the start of September in Golden there is now an accepted offer on 1315 Selkirk but it is a conditional offer, there is also an accepted offer on Lot #1 South ridge along with an accepted offer on 1508 14th Avenue. I am still also working on getting together with an offer on a house at the ski hill.

Things remain busy in Golden, lots of activity with regards to showings and some offers now coming in. There have been a couple of showings of 1248 Alexander with the recent reduction in price and now there is an accepted offer on it. Showing of 1016 14th Avenue and a couple of showings of 1508 14th.

Recently we paid a visit to our resident Grizzly Bear "Boo" up in his refuge, he sure is a beautiful bear and the interperative talk and tour were wonderful and highly recommended, here are a couple of pictures of him.








We also took a few hours aside to hike into Wapta Falls, fresh air and nature at is best, here is a picture of Team Chambers next to the falls.

The sun is shining in Golden and Sunday was a great day to get away and spend it with my Family, we went for a hike to Sherbrooke Lake just west of West Louise Lodge a 1 hr moderate hike to a crystal blue lake, it was well worth it and we had a lovely time.









We are now starting to see some offers along with a few showings.
Showed 1417 Adolph Johnson and there is now an accepted offer on it. Had an offer on 1508 14th Ave. but could not get together. Recently showed 1713 Oberg Johnson.

Crazy thunderstorm here in Golden last night - took a picture of this lightning strike hitting the mountain near home at 10pm !!!

Things are busy in Golden and showings in the last couple of weeks include:

4483 Graham road, my clients really loved the property and they have put in an offer. 649 Crandall Road, the people really like the place and is on top of the list. 507 6th - It might work as a reno project and my client is thinking about it. I showed Single Family homes at the ski hill , 1604, 1611, 1615, 1618, 1622, & 1627 in purcell woods and only one outside of PW 1594 Golden Ave. Although they did look at a couple over the $1m mark I am sure the one of the homes under that might see an offer soon.
