2 Items of good news at last, firstly the media are starting to be a little more positive with regards to the economy and particularly the housing market please see the attached link from a UK newspaper.

Secondly we have an OFFER on 1621 Purcell Woods, the offer has not yet been accepted but negotiations are ongoing and I feel confident that we will get together.

Since my last post things have been busy with showings. Wednesday evening I showed 1621 Purcell Woods, 404 Glacier and #7 WP, my client preferred the Whispering Pines Unit out of the 3 so we shall see what transpires. Thursday afternoon I showed out of town bigger acreages to my clients, they will get back to me soon with comments and questions. Friday afternoon I showed 902 12th, then unfortunately got called home to a flooded basement (temperatures reached 12c in Golden and my back yard became a water feature!) I continued to show these clients on Saturday morning, 1113 11th and 805 10th which seemed to be their preference out of the 3, they will be back to look at it again in a couple of weeks as they live out of town.
Another realtor showed 1113 11th and 902 12th on Saturday morning, their preference was 902 12th.
I have had 3 enquiries on Single Family Lots this week. The price of Glacier 404 has been reduced to $429,900 and there is a new listing in Nicholson, 896 Ryter Road West for $219,900.
I will be listing a couple of in town homes during the next couple of weeks and feel that people are being much more positive about the housing market.
As spring approaches its normally the busiest time in the Real Estate Market and things are looking up. I hope to get out skiing again before the season ends!

Another busy couple of days showing properties but still no offers coming in.

My first clients viewed, 1621, 1620, 1618 Purcell Woods, 1607, 1592 & 1 unfinished home on Golden Ave, we also looked at 2 unfinished homes on Columbia Valley view, they love the area and resort we will see what comes of it.
On Saturday I showed Whispering Pines #16 to the clients that I had showed earlier in the week and they would like more information and costs, they are also going to decide whether they prefer Kicking Horse or Revelstoke.
Interest is picking up regarding the Lots at the Ski Hill but people are wary of the timelines involved with building, I have talked to a few builders and they feel they can meet the deadlines and I have relayed this to the interested parties.
Homes in town were shown last week, 1113 11th, 902 12th, 805 10th by a couple of different Realtors, I have not had any feedback as yet.
It is now the start of Spring Break and snow is forecast, hopefully we will see more interest and some offers.

March 10th, 2009

Busy beginning to this week, showing at Ski Hill (410, 404 Glacier Lodge) on Monday morning and in town on Monday afternoon (902 12th St, 805 10th St, 1113 11th St). Lots of questions from the clients who looked up at the Ski Hill they will get back to me. My in town clients are gathering more info on one of the properties before making a decision.

Today I spent the morning showing 2 and 3 bedroom condos (405, 410, 404, 111 Glacier and 310 and 309 Mountaineer) then a 2 bed and 1 bed Aspen (#25 and #22), also showed them in town homes, but their interest seems to be more toward the Ski Hill, they are coming back this weekend after visiting Revelstoke. They want to get into the Whispering Pines Units.

Some fresh snow at the Hill but bitterly cold, more snow forecast for this weekend and the temperatures are rising. We are heading into Spring Break across Canada which normally brings us lots of clients.

SUNNY and a clear sky after getting 16cm yesterday today would be a good day to go up!!
Another showing of 1621 PW and they seem very interested, lets hope this time it turns into a serious offer.
Did have showings of 805 - 10th/1113 - 11th/902 - 12th yesterday with the most interest in 805 -10th we will see if anything comes of it.

SKI IN TO THE ASPENS!!

Well it is now March and we have had only one re-sale at the Mountain and a couple in town, I have had lots of showings over the last week and people seem to be ready to buy it's just finding them the right home for them to make the move in this Buyers Market.
We have been getting Rain in Golden but the hill has seen a couple of cm's over the last couple of days and another 2-4 cm in the long range forecast.

Sunday showing of the Whispering Pines went well #16 seems to be the one they preferred. I showed again on Monday single family homes(1611, 1615, and 1621) and lots, will show them one more home tomorrow and then I will see what their thoughts are.
