On my last post I did say I was going out showing, Did not show any of my listings in the afternoon on Wednesday the 25th but did show 4 homes in town under the $300,000. I was up at the ski hill in the evening and showed my clients single family Homes 1611 & 1621 Purcell Woods, I tried to get into the Whispering Pines but they were booked and they did want to see a Selkirk Unit but none for sale at this time. I did eventually get them into a Whispering Pines unit on the Thursday. My clients are going back home to think about all the properties I showed them and will be getting back to me soon.


I was up at the hill showing again this afternoon, 1592 Golden Avenue, my clients loved the home but are also looking into single family lots and building, they will let me know their thoughts soon.


I am showing tommorow afternoon in town and McMurdo Road, and am showing Whispering Pine Town homes on Sunday afternoon, making for another busy real estate weekend.


It was a beautiful day up at the hill and very busy, I hope to get up skiing soon.

SNOW! SNOW! SNOW!

After a very dry month we are now getting snow, according to the Kicking Horse Web site we have had 23cm in the last 24hours and 30cm in the last 48 hours and there is more on the way!!!
3 new listings #25 Aspens, 303 Glacier Lodge and Assignment of #55 Aspens.

SNOW!!! 9cm in the last 24 and another 10cm on the way should be good skiing tomorrow!!

I will be showing single family homes and townhomes at the hill tomorrow morning and I will be showing single family homes in Golden in the afternoon, I will let you know how it goes.

No new snow again today, but the storm is coming starting tonight and according to the forecast 20 - 30 cm will be fall on the much needed runs of Kicking Horse.

No new snow today!! But there is some on the way!! Great view of My Blue Heaven.
We did get out for a couple runs on Thursday found some soft stuff but like all resorts we definitely need more snow!!
More showings of the ski hill properties on Friday, 405 and 404 Glacier Lodge, clients seem interested in 405 we will see what happens. Another client looked at 1621 PW are having a day or two to think about it and will get back to me. Seems like things are picking up, hope to now see some offers on the properties.

Clear sky at the top of the mountain (KHMR)Unit 409 Glacier was shown over the weekend, someone interested in one bedroom Glaciers Valley View, they have been given all the information they need for now and are thinking about it. I have another client at the hill for a week and will be showing them single family homes and townhouses (anyone interested in selling their Selkirk Unit)

Almost 1cm of snow today!!
Still getting a few enquiries for in town and ski hill, things seem to be picking up a little, I feel once we sell a few homes people will be okay with buying again and it will continue.
We had showings at 1113 11th and the reduced price on 805 10th seems to have made some difference and people are starting to look.
I have also done a couple of VIRTUAL TOURS (see links on the side of the blog) we will see if this helps with enquiries and sales, it is an extra expense in this very slow market, but if they pay off I might start doing this with each new listing and also old listings when they re-list for 3 months or more.

I was up showing at the hill over the weekend the hill was busy and I had a hard time getting into some of the homes but my clients have short listed the homes I did get them into and will be back in 2 weeks to have another look.
I showed everything I could get into from condo's to homes, and I think their preference is a single family home but they do want to see 401 Palliser, 1621 PW, 1618 PW, 1611 PW, 1615 PW, 1592 Golden Ave and the Whispering Pines townhomes when they re-visit.
Enquiries are starting to come in and I will be showing this Friday in town, ski hill around 28th Feb and various properties for a client at the beginning of March.

After the busy weekend, nothing further to report. Everyone seems to be still waiting to see what the market is doing making for a very slow January in the Real Estate World. Not much snow at the hill in recent weeks so therefore, the Alberta crowds have not been making their way out to Kicking Horse, they make up a big percentage of the buyers at the resort. No further showings at the Hill or in Town since 20th January.
The Alberta Family Day is approaching hopefully this will bring more traffic over that weekend.
New Listings: Assignment of #36 The Aspens, 503 10th Street - single family Lot in Town.
New development in town: Golden announced the phasing in of its Spirit Garden to be located adjacent to the Wooden Pedestrian Bridge that crosses the Kicking Horse River, please check out the attached link. I believe this regeneration of the Downtown area and the added advantage of utilizing the beautiful Kicking Horse River will prove beneficial to everyone.

January 20th

Busier weekend up at the hill, I had a client come out and I showed him around single family homes (1 private sale and 1618 Purcell) townhomes (11 Selkirk) and Lots, some of the properties were occupied (1611, 1615 and 1621 Purcell) so we could not get into everything. After reviewing the homes, they are looking at possibly building and are investigating this option further before making any decisions.
Did not show any of the Aspen Townhomes but did receive 3 phone enquiries on the 2 bed units and have started to see emails coming in requesting information on other properties.
Nothing is happening in town with regards to sales, things are still very slow.
We celebrated an historic day today, lets hope the new President of the USA turns things around sooner rather than later and things get back on track for everyone.

Snow Update!! The hill has received 62cm in the last 48 hours, which makes for great skiing, however, my afternoon consisted of digging out and repositioning the for sale signs! I did show 1620 Purcell Woods and 1596 Golden Avenue, my clients seem interested so I will keep you updated. The clients I showed around on 5th January have decided to build their own home and are probably going to purchase a lot in Cedar Creek.

Happy New Year to you all, we hope you and your families had a wonderful Christmas Break and are looking forward to a Healthy and Prosperous 2009.
At last I got to go skiing and what a beautiful day it was too, a bit icy, but the snowfall that is happening today is solving that problem, we have had 20cm so far and we are expecting at least 15cm more. Feeling sorry for those people who have bought property in Revelstoke as the road to Revelstoke is closed due to avalanche warnings, this may prove beneficial to us as Kicking Horse is still accessible, as you can see in this picture the traffic lined up.
So there has been more activity up at the hill, I have been showing homes (1634, 1632, 1620, 1618 Purcell Woods, 1596 Golden Ave), my clients are also investigating the costs of building, their preference for location is Cedar Creek, not the Dogtooth properties. Interest seems to be picking up again. I will let you know if any offers are forthcoming.
Over the Holidays #411 Mountaineer and a 2 Bed Aspen were shown but no further interest and #110 Glacier is now sold.
The Management issue with the Glacier and Mountaineer seems to have been solved, Ultimate Resorts have taken over, so we hope to see some movement of units.
No offer was put in on 1621 Purcell Woods as yet, but the interested party is still sorting things out in this difficult market.
We have listed #111 Glacier Lodge, #7 and #16 Whispering Pines.
In town traffic is also picking up some and we seem to be having a few showings on 805 10th.
